Brian Patrick, Lori Patrick, Warren Patrick AFFINITY PROPERTY MANAGEMENT

Here is a consolidated sample of comments that have been posted beneath the numerous blog posts on the Golden Cockroach.

Affinity Property Management – Pottstown, Pa.  This company has not only plied their chicanery in this community, people across the U.S. have sent emails sharing their unfortunate and very similar experiences.

Prior to the May 2012 defamation lawsuit Brian, Lori and Affinity filed against me Pottstown was dotted with signs like this one:

Then, one day around that time, a neighbor commented that she had noticed the signs were all taken down and replaced with simple FOR RENT signs and that, she said, seemed very strange as though they were attempting to keep a “low profile.”

Mark:

We are going thru this problem also, we have them to manage our place in Philadelphia, PA. they owe us at least $3500 from rent. The tenant has been sending her payments and they are not sending the payments to us for the last three months even though they get paid for their services. I called them numerous times and sent email and nothing was ever replied to. I have contacted my tenant and advised her to send the check to us directly. He is in Breach of Contract and will sue his arse for this. I heard he is opening an office in Maryland according to one of his people. Lets all get together is sue this scumlord!

Brian found a tenant for me. Jan / Feb 2013 he collected $$ from my tenant that was escrow and first months rent due to ME. I have never received it, he doesn’t answer phone calls nor e-mails and I guess I’m out of $2000 forever. AND now he is “quiting” his company to pursue “something else” with ALL of our money he collected !!! THIS WILL FOLLOW HIM FOREVER !!! PROMISE!!

He has a license to practice real estate in Maryland and has been working out of Ocean City with Warren. FYI.

I too live several hours away from the property I contracted Affinity to manage….after getting no where with Brian with regard to the water heater repair- I contacted the tenant directly- who provided me with the company’s name and number- upon contacting the plumber- he confirmed he billed Affinity $1000 less than Affinity charged me.. The “new” tenant; who was added to the original lease without my knowledge and without receiving copies of the new lease- informed me he was “surprised” his application was accepted by Brian because his credit is so bad……I have received several calls from neighbors of the tenant who are extremely upset about his new puppy who “messes” in the stairway of the condo building. I shutter to think what state my condo is in – I guess I will find out at the end of May when they vacate…..

Finally. This arrogant & truly unethical man is getting what he deserves! I contracted this company last year through his father- Warren Patrick- and it’s been a nightmare!!!! Not only did I have to beg for the rent payments each month- Brian changed the existing lease- added new tenants & didn’t provide me with a copy nor did he honor the 2 yr commitment originally signed for by the original tenant…..than, he overcharged a hot water heater repair by $1000- withholding several months rent to pay himself- never provided a detailed statement of work, never received my authorization and refuses to pay back the $1000 while still collecting 10% of the rent each month as a management fee. He has since released me from our contract without backfilling the lease error he created and without paying rental payments still in his possession. Now I see he’s “closing his doors” BUT that hasn’t stopped me from filing a formal complaint with the court and the Maryland Real Estate Commission. He will have to file bankruptcy to avoid the suits coming his way. Keep up the good work with this blog!

He was/is trying to start a business in Ocean City MD- but not sure how successful he is with it. His father is in MD (Warren Patrick) and he recently informed me he’s selling real estate here. My attorney in MD is in the process of researching both Brian & Warren- and their Real Estate License status in MD. I will keep you updated with our legal progress through private messages as soon as Brian is served. It is horrible what this company has done to property owners seeking assistance with rental properties.

Damn Brian, I always rooted for you and your business…even after our brief experience with you when we purchased our house a couple of years ago. It was a house you managed for a nice young couple who lived way out of town, and the family you rented it to was evicted after eight months of not being able to pay the rent. We still get bill collectors coming around looking for them. In that eight months, they did a fantastic job of destroying the property and even ran a dog shelter for very large dogs out of the house. I’m not opposed to dog shelters, but this was a very nice rental property and the owners were counting on you to take care of it for them. And then you just lied to them, again and again. The only reason they didn’t sue you for the extensive damages was because they figured they wouldn’t get anything out of you.

So if you are considering another lawsuit of your own, remember that the cockroach not only has a fantastic lawyer, but she also has a lot of friends…and some of them have a lot of pictures and stuff tuff guy.

Brian Patrick only cares about money. No one from Affinity will ever return your calls. In fact all the voice mail boxes are full so you cant even leave a message. No one will ever answer and don’t expect to speak to a live person. I don’t understand how you can run a business like that. If you check around the internet you will find alot of complaints about Brian and Affinity.

I too am having a lot of problems with Brian Patrick he has even gone as far as sending my fiance and I am email saying that we were a boy big pain in the ass as tenants and talking trash on us because we tried to make him do his job instead of being in Florida all the time. From the beginning there was nothing but problems with affinity. We moved in with no refrigerator, our oven had obviously caught fire and the bottom coil was broken but no 1 decided to clean or fix it before we moved in, we were told they would fix our garage and they never did we signed a portion of our lease saying the property was delivered to us Pest free and about 2 weeks after we moved in they had to pay to have an exterminator come out for fleas, maintenance requests are not answered within A timely fashion (we actually went up having a broken toilet for the last 2 months that we lived on the property and it was never fixed) they refuse to actually pick up the phone and call you all they will do is talk to you through email… the list goes on but my biggest concern right now is that when we moved out the property was left in better condition than when we moved in and Brian has now told us that we are not getting our security deposit back Because of “damages” which we have not gotten a list if yet…but Angela said that we would be getting it back…. they lack the ability to communicate and are extremely unprofessional. my fiance and I are actually considering taking them to court over this… any suggestions?
